UOL, Singland and Capitaland consortium emerge as the top bidder for the Tampines Ave 11 GLS (Government Land Sales) plot on 27 June 2023. This win marks a significant development for the area, paving the way for a potential luxury mixed-use development called Parktown Residence.

The Tampines Ave 11 GLS garnered considerable attention from a total of 3 developers, with the Capitaland-led’s consortium’s winning bid of S$1.206 billion reflecting a land rate of S$885 psf per plot ratio (psf ppr). This competitive price signifies the strong interest in developing high-quality residential projects within Tampines and the Outside Central Region (OCR).

Parktown Residence is a mixed-use development consisting of commercial and residential development, integrated with a bus interchange, a community club and a hawker centre. It will also be linked to the future Tampines North MRT Station and Cross Island line. The site is also close to another 2 EC sites, Tenet and Aurelle. Both of these EC sites are located along Tampines St 62.

Spanning 545,314 square feet, the land has the potential to yield 1,190 new homes, while incorporating retail and community amenities designed to seamlessly integrate with the needs of the growing Tampines North community.
